Tenant Placement
Tenant placement is one of the most important parts of property management. We do everything possible to make sure we are finding the best tenants for your property including background checks, rental history and references. We use multiple strategies to attract the best tenants:
1. Third Party Sites
We list your property on third party sites including RentRedi, Trulia, Hotpads, Zillow, and more. This is the primary method individuals use now to search for rental properties.
2. MLS
The Multiple Listing Service is a service available to realtors only and lists all property for rent or sale. We have realtors on staff who are able to list your property on the MLS for other realtors and customers to see.
3. Previous Applicants Lists
Every time a house goes up for rent, RIPE Property Management Services receives numerous applications for just one property. We keep a list of recent qualified applicants from previous properties. This gives us the ability to reach out to previous applicants and place a tenant faster if there is a good fit.

Management Fees
Additionally, we do not charge a maintenance coordination fee. Most property management companies charge a fee to pick up the phone and call a contractor to complete a repair. To us, this is part of our job and there is no fee required. You could lose thousands of dollars to your bottom line by paying maintenance coordination fees over the life of your rental.
Fee Structure
The Fee Structure Range is from 10% to 6% depending on the number of units managed.

- 10% for 1-4 units
- 8% for 5-10 units
- 6% for 11 or more units
Tenant Placement Fee
Renewal Fee
This is a flat $100 fee to cover the administrative time to put together a new lease, legal review, and travel to acquire the tenants’ signatures.
