RIPE Services Property Management offers full-service property management across Southwest Florida, servicing Naples to Cape Coral. We aim to be transparent in our costs so you can better manage your bottom line.
Tenant Placement

Tenant placement is one of the most important parts of property management. We do everything possible to make sure we are finding the best tenants for your property including background checks, rental history and references. We use multiple strategies to attract the best tenants:

1. Third Party Sites
We list your property on third party sites including RentRedi, Trulia, Hotpads, Zillow, and more. This is the primary method individuals use now to search for rental properties.

2. MLS
The Multiple Listing Service is a service available to realtors only and lists all property for rent or sale. We have realtors on staff who are able to list your property on the MLS for other realtors and customers to see.

3. Previous Applicants Lists
Every time a house goes up for rent, RIPE Property Management Services receives numerous applications for just one property. We keep a list of recent qualified applicants from previous properties. This gives us the ability to reach out to previous applicants and place a tenant faster if there is a good fit.

Rent Collection and Owner Disbursement
We use some of the latest property management software to manage rent collection and offer tenants fast and easy electronic payment options. Rent is electronically deposited into owners’ accounts by the 15th of the month.
Management Fees
As investment property owners ourselves, we always felt the pain when you’re dealing with the expenses of turning over tenants in a property and then the management company takes a full month’s rent for placing a new tenant. That’s why we are committed to below industry standards for tenant placements, ranging from a full month to a half month’s rent depending on rent amount. Please reach out to our team to discuss your specific property.

Additionally, we do not charge a maintenance coordination fee. Most property management companies charge a fee to pick up the phone and call a contractor to complete a repair. To us, this is part of our job and there is no fee required. You could lose thousands of dollars to your bottom line by paying maintenance coordination fees over the life of your rental.

Fee Structure

The Fee Structure Range is from 10% to 6% depending on the number of units managed.

    • 10% for 1-4 units
    • 8% for 5-10 units
    • 6% for 11 or more units
Tenant Placement Fee
The tenant placement fee is a half month’s rent.
Renewal Fee

This is a flat $100 fee to cover the administrative time to put together a new lease, legal review, and travel to acquire the tenants’ signatures.

Maintenance Coordination
A lot of property management companies charge for maintenance coordination or hide their fees by charging their vendors without your knowledge. At RIPE Services all maintenance coordination is included in the management fees. Additionally, one of our team members verifies maintenance requests prior to calling a vendor, saving you from unnecessary costly service calls. We do offer select handyman services, please reach out to our team for more information.

Home Watch

If you’re a seasonal resident, trust your home to a professional management team for your home watch services. With the latest home watch software, you will receive a real time report as soon as we complete our comprehensive checklist during your home check. Fees for home watch can vary greatly based on number of visits per month and services. Please reach out to the team for more information.
